As an independent adviser, we are able to offer commercial mortgages to businesses across the UK. Generally you will need to be established with a proven track record and able to produce the last 3 years’ audited or certified accounts. The key persons in the business must be qualified and experienced. Loans are subject to status and secured against property.

Some lenders are only interested in lending to local firms, where others act nationally. These loans are available for the purchase, re-mortgage and improvement of business premises and for capital-raising.

We can also arrange a VAT bridging facility and green mortgages. There are many options for the loan such as part repayment and part interest only, overpayments and funds added in advance.

The mortgage can be very straightforward, but there are alternatives available. For example, the mortgage can be on a flexible basis where the loan amount is agreed at the beginning but taken in stages, or an offset mortgage, where you hold money on deposit with the lender that saves you paying interest on a portion of the loan.
